1. Who we are
These terms apply to the website at www.flyp.co and the enquiry forms on it (the “Website”). The Website is operated by Flyp Homes Ltd (company number 13084275) of 2 Eastbourne Terrace, London, W2 6LG (“Flyp”, “we”, “us”, “our”).

2. Using this website
By using the Website you agree to these terms. If you do not agree, please do not use it. You must be 18 or over to submit an enquiry.
We may change these terms from time to time. The updated version will be shown on this page. Continued use of the Website after a change means you accept the new terms.
3. Our services
Flyp helps homeowners explore selling through a network of estate agents and related services. Submitting an enquiry is a request for us to contact you about those services. It is not a contract to sell your home, instruct an agent, or guarantee a sale, price or timescale.
Any later instruction, agency agreement or other contract will be set out separately and will sit alongside these terms.
4. Enquiries and contact
When you send an enquiry you confirm that the information you give is accurate and that you are authorised to discuss the property. We may contact you about that enquiry by phone, email or message. That service contact is not marketing and does not need a marketing opt-in.
Marketing messages (email, SMS / WhatsApp or phone) are only sent where you have opted in. You can stop marketing at any time by using the unsubscribe or STOP options, or by emailing hello@flyp.co.
5. Privacy
How we collect and use personal data is explained in our Privacy notice. That notice covers sharing with advertising platforms including Google and Meta where you have agreed to marketing, and your rights under UK GDPR.
6. Acceptable use
You agree not to:
- use the Website in a way that is unlawful or harmful
- submit false, misleading or someone else’s information without permission
- attempt to break, overload or interfere with the Website
- copy or scrape content except as allowed by law or with our written consent
We may block access if we reasonably believe these rules are broken.
7. Intellectual property
The Website and its content (including text, branding, design and images) belong to Flyp or our licensors. You may view and print pages for personal use. You may not copy, sell or commercially reuse our content without permission.
8. Third-party services
The Website may link to other sites or tools (including booking calendars, maps and advertising partners). Those services have their own terms and privacy notices. We are not responsible for their content or how they handle your data.
9. Liability
The Website is provided for general information. We aim to keep it accurate and available, but we do not warrant that it is complete, error-free or always online. Valuations and estimates shown or discussed are indicative only.
Nothing in these terms limits liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be limited under English law. Otherwise, we are not liable for indirect or consequential loss, or for loss of profit, opportunity or data arising from use of the Website.
10. Governing law
These terms are governed by the laws of England and Wales. The courts of England and Wales have exclusive jurisdiction, except that if you live in Scotland or Northern Ireland you may also bring a claim in your local courts.
